Located on a corner condition site in Eastlake, the Franklin Rowhouses wrap around a terracing courtyard that steps down the hill toward Lake Union. The units at grade employ a polyrhythmic repetition in their architectural features to enliven the project’s street presence. Programmed to maximize each unit’s access to superb views of the Space Needle, the surrounding downtown skyline, and Lake Union, four units step down the northern street, while the remaining six are composed along a flat grade on the east street. Behind each unit is access to a shared courtyard and parking off of the alley.

 

For both structures, the decks overlooking the courtyard, are shifted out to ensure that each unit captures as much of the view as possible. In response to the shifted deck lines, paths connecting each unit to parking provided off the alley step down the hill in a unique diagonal pattern that corresponds to the shifted grid.
