Project: John Street Row
Neighborhood: Capitol Hill
Status: Completed in 2015
Building Type: Rowhouses
# Units: 5
Focusing on the constraints of being on a busy street, the Cal Anderson Row spotlights large glazing areas for access to light and air. In addition, a series of private outdoor spaces, in the form of stoops, decks and roof decks, are available to residents to maintaining a level of privacy from the high foot traffic of the surrounding neighborhood.
The entries are elevated from the sidewalk at the street with terraced planting areas and stoops providing a buffer for the home from the pedestrian and vehicular traffic outside. Natural wood siding is located at each entry to provide an inviting warmth and texture. The homes enter into a foyer area with large glazing double height spaces as a transition moment before moving further into the unit.
The front façade provides a rhythm of recessed decks at varying stories for privacy and access to the southern exposure. Each home also has private decks on the rear façade that lead up the roof decks where there are views out to Downtown Seattle and the Olympics beyond.
Parking is minimized at the rear of the site and consists of a mix of surface stalls and individual garages.
