Project: Queen Anne Rowhouses

Neighborhood: Queen Anne

Status: Completed in 2014

Building Type: Rowhouses

# Units: 7

Located on a corner near the top of Seattle's Queen Anne hill, Queen Anne Rowhouses suggest the potential of a larger pattern.  Rowhouses, until 2011, were not permitted in Seattle's lowrise multifamily zones.  A code update provided for zero side setback requirements, creating the opportunity for all homes to directly engage the street.

This project provides seven rowhouses in two structures, oriented to connect with both street frontages.  The homes are each three stories with the main living spaces lifted up into the air to take advantage of incredible views.  Front stoops, material variation, large windows and massing modulation identify individual units maintaining a consistent approach to the architecture for both structures.  Open, lofted interior spaces at each home's interior feature large windows combined with exposed structure.
